Louisville, Kentucky

This 23-story luxury condominium tower rises as an iconic backdrop to Louisville's Waterfront Park. A geometric interplay of expansive glass panels and masonry frames offers uninterrupted panoramic views, distinguishing this residential building from its downtown commercial counterparts. It includes 76 uniquely designed units; 164 structured parking spaces; 82 balconies; 12 roof terraces; spacious lobbies; club and party rooms; and fitness facilities. Kerr-Greulich was selected to complete and innovative and energy efficient MEP design.

Selected engineering highlights include:
  • The overall design is a vertical subdivision so each unit is a separate property owner, requiring discrete and specific engineering designs.
  • Individual condominium units utilize a water source heat pump system for cooling and heating needs year round.
  • Corridors and pressurized to maintain desired climatic conditions year-round, with direct venting for bathroom and clothes dryer exhausts in each unit.
  • Recirculation of hot water for instant hot water.
  • High rise fire safety system with digital controls, high rise booster pump, emergency voice paging, fire fighters telephone, and other special features.
