Fleur de Lis' unique downtown living features include a 5-story, 82-unit mixed-use, new construction
building. Amenities include: a stunning lobby and historical gallery, intimate courtyards with water
elements and greenery, a rooftop garden with spectacular downtown views, and fitness facility and
entertainment room. A private balcony offering either courtyard or street views is included with each
unit. Fleur de Lis offers fifteen different floor plans. Additionally, the first floor offers store-front retail,
commercial space and a history gallery.
Highlights of KGEI design include:
Direct expansion heat pumps and individualized controls for each residence for thermal comfort and to minimize utility costs.
Electrical utility service with separate house, commercial, and residential laterals stemming from a new underground utility vault. The house and commercial services are rated at 2,000 amps, 120/208V/3Ø/4W respectively and were designed to be metered by the utility company. The residential services were split into two separate 1,600amp, 120/208V/3Ø/4W switchgear line ups with one on the north side of the building and one on the south side of the building. All residential units are provided with electronic metering. The electronic metering system includes infrastructure and software that automatically produces residents with monthly billings based on monthly consumption.
The electrical design included an emergency power system serving critical loads.
A fire alarm system serving the entire building (commercial and residential sectors).
PEX domestic water piping from distribution manifolds, resulting in cost savings and ease of installation.
