Kerr-Greulich was selected to provide complete MEP design services for the new construction of a 70-bed, Long-Term Acute Care (LTAC) Hospital. LTAC hospitals treat critically ill, medically complex patients who suffer from multiple organ system failures - active disorders of many parts of the body.

Mechanical and electrical systems were designed and engineered in compliance with the stringent State of Florida Agency for Health Care Administration (AHCA) standards. All patient rooms were developed as private suites. High demand medical gas systems were designed due to the high number of patients on ventilators. Extensive life-cycle cost analysis of alternatives dictated the use of an innovative electric heat source for air-handling rather than traditional hot-water due to annual climatic conditions in the area.

Water distribution within the building was innovatively designed using a soldered copper manifold in the corridor ceiling space, and PEX lines feeding each room and each fixture. This design minimized cost, yet provided maximum operational flexibility to shut down any fixture or room without impacting other areas, enhancing revenue generation and uptime.

Backup power was designed to support the air-handling units in the facility. A portable generator connection was also engineered into the system to allow for the chiller system to be added in the event of an extended power failure. This feature, an idea of KGEI, avoided the long-term expense of over-sized equipment.

"Green Design" elements included:
  • Optimized building envelope.
  • High efficiency lighting, below IECC requirements.
  • Maximum use of day-lighting.
  • Energy recovery for ER with 50% outside air.
  • Variable speed HVAC system.
